A project on the Schuylkill River presented unique challenges due to the area's frequent flooding. While the property was equipped with an emergency flood barrier, we elevated the leasing office and amenities to the second floor, leaving only the mailroom in the flood zone, with mailboxes raised on stilts to minimize damage.

The design emphasized connectivity, with a massive set of barn doors and large windows offering views into the gym. To avoid a cramped, corridor-like feel, we created a flexible space with angular walls and slot windows, allowing glimpses of closed-off areas. At the end of this space, a great room opens up to views of the pool deck and river, while a formal clubroom features a dimensional wood sculpture wall inspired by the ripples in the water below.
